Project Overview

Oakwood Court is a developer-led residential scheme delivering seven high-quality family homes, comprising a mix of 2, 3, 4 and 5-bedroom semi-detached and detached dwellings.
The project was taken from initial feasibility through to completion and sale, providing the client with a single, coordinated route from concept to realised value.

The Brief

The client required early certainty on site capacity, planning risk and viability prior to committing fully to the development. The objective was to deliver a planning-robust scheme that maximised GDV while remaining buildable, cost-efficient and attractive to the local market.

Our developer-led approach

We acted as lead consultant and development partner throughout, providing an end-to-end service that aligned design decisions with commercial outcomes.

Our role included:

  • Early feasibility studies to test unit numbers, mix and layout efficiency

  • Development of a planning strategy aligned with local policy and context

  • Full architectural design, from concept through to technical delivery

  • Leading the scheme through planning committee, securing approval

  • Detailed technical design coordination, tailored to timber frame construction

  • Project management during delivery to maintain programme and quality

  • Supporting sales and market positioning, ensuring the finished product aligned with buyer expectations

Delivery & coordination

The scheme was designed as a cohesive residential courtyard, responding sensitively to its surroundings while delivering a strong commercial outcome.

All homes were constructed using timber frame, improving build speed, quality control and thermal performance. A carefully considered material palette - brickwork, timber cladding and tile-hung facades; provided architectural variety while maintaining a consistent identity across the development.

Key Challenges:

Balancing density and unit mix within a sensitive village context

  • Achieving planning support while maximising GDV

  • Coordinating technical design around timber frame requirements

Our Response:

Through early feasibility testing and close coordination with consultants, we refined the layout and house types to achieve a planning-approved scheme that remained commercially efficient and straightforward to build.

Outcome:

  • Planning approval secured via committee

  • Seven high-quality homes delivered to programme

  • £3.2m GDV achieved

  • Scheme fully completed and sold

Why this matters?

Oakwood Court demonstrates our ability to think like developers, not just designers; providing clarity on risk, cost and delivery from day one, and carrying schemes through to a successful commercial outcome.
