Project Overview

Mariners Quay is a contemporary mixed-use concept situated on the waterfront in Warsash, Hampshire. Envisioned as a vibrant social and commercial hub, the scheme brings together a destination restaurant, boutique retail units, and a rooftop bar with panoramic views across the marina and estuary. Currently in the concept phase, the project aims to reimagine the waterfront as a lively and inviting community destination.

Design Approach

The design takes inspiration from the coastal setting, combining bold modern forms with a refined material palette that reflects the character of the shoreline. Clean lines, textured façades, and expansive glazing define the architecture, creating a strong visual connection to the water. The building’s geometry is carefully composed to frame views of the marina and horizon, while evening lighting accentuates its sculptural quality and welcoming presence.

Spatial Layout

At ground level, the proposal integrates retail and dining spaces that open directly onto the quay, encouraging natural pedestrian flow and social interaction. The upper level houses a restaurant and rooftop bar, offering guests elevated views over the water and outdoor terraces for al fresco dining. A central glazed atrium connects the two levels, providing transparency, light, and a sense of openness that links interior and exterior experiences.

Sustainability & Materials

Sustainability informs both the design and material selection, with an emphasis on durability and low maintenance in the coastal environment. Proposed materials include textured render, structural glass, and dark metal detailing, all chosen for longevity and aesthetic clarity. Natural ventilation, solar control glazing, and efficient lighting strategies are incorporated to support energy performance.

Outcome

Mariners Quay represents a forward-looking vision for the Warsash waterfront — a contemporary, community-focused destination that celebrates the maritime setting. Blending dining, leisure, and retail in one elegant composition, the concept seeks to establish a new landmark for the south coast.
