We treat each home as a story – one that’s deeply personal, thoughtfully executed, and designed around how you live. Our process follows the RIBA Plan of Work, but it’s flexible. We tailor every step to your brief, your wants, and your vision.

Thoughts & Dreams

We begin by listening. How do you live now? How would you like to live? What are your hopes for your home? We take the time to understand your lifestyle, your priorities, and your aspirations through an initial conversation, a simple questionnaire, and a video call with one of our Directors and a member of the design team. From here, we offer early advice on feasibility, budget and planning, before preparing a clear proposal and scope of work. It’s your first glimpse of how we’ll shape the journey together.

Getting to know your site - and you

This is our first opportunity to walk the site with you and experience it in person. We’ll commission a measured survey, gather detailed information, and begin to build a 3D model of the existing structures and surrounding context. We look beyond the basics. We explore context, topography and the qualities that make your site unique. It’s about seeing possibilities others might miss, and setting a solid foundation for the design to come.

visualising ideas

With insight from the brief and the site, we start to explore design directions – sketching, modelling and testing different options to determine the best way forward. We then present your Concept Design, walking you through our ideas using plans and highly detailed and captivating visualisations to bring your future home into focus, ensuring your complete understanding and buy in. It’s a collaborative moment. We listen to your feedback, refine the details, and – if needed – begin early conversations with the local planning team.

preparing applications

With the concept in place, we develop a full planning application, including detailed CAD drawings, design and access statements, and supporting information tailored to your local authority’s needs. Over the years, we’ve built a trusted methodology that gives our applications the best chance of success. Thanks to our experience working in conservation areas, on heritage homes, and across a wide range of local authorities, we know how to present a scheme clearly and compellingly. We liaise directly with your case officer and respond to queries quickly. From submission to decision, the typical planning process takes around 8 weeks.

finalising details

Now we delve into the detail. We coordinate your wider team, including structural engineers and quantity surveyors, to prepare technical information for tendering and construction. We also work with you to develop bespoke features, consider materials and finishes, and (if desired) begin shaping the interior design. You’ll experience your home in immersive 3D, helping you make confident decisions. At the end of this stage, we’ll help you select a contractor – ready to begin building.

As construction begins, we stay by your side. From site visits and contract administration to resolving queries and managing valuations, we’re there to make sure your home is delivered as designed. Whilst we hugely value your involvement at this stage, we can also act on your behalf and provide a turn-key style service if desired. We liaise with the contractor, coordinate with Building Control, and proactively manage costs and any changes with care and clarity. At completion, we issue the formal certificate, and hand over a finished home – ready to be lived in and loved.

Sully, our lively Sprocker Spaniel, joined Landmark Design in 2025 as the official office dog. Full of energy and always ready to greet visitors, he brings warmth and character to the studio. When he’s not keeping morale high, Sully can usually be found napping in a sunny spot or reminding the team it’s time for a walk.
